Planning & Zoning Policies
All buildings or structures that are erected, moved, added to, or altered require a zoning permit. This includes such work as constructing an agricultural building, adding a second story to an existing structure, or placing a mobile home on a parcel. A Soil Erosion permit will most likely be needed for work done (including grading or other earth change) within 500' of a lake, pond, river, or stream. A Stormwater permit will be needed for commercial and industrial sites. Please contact this department for information regarding specific requests.
- Structures under 150 square feet AND not on a permanent foundation (meaning it can be moved) do not require a zoning permit.
- For all future projects, it is recommended that you contact the Planning and Zoning department in advance of applying for a permit. This advanced contact will help ensure that your project meets the requirements of the Zoning, Soil Erosion, and/or Stormwater Ordinances and to allow time for the applicant to appear before the Zoning Board of Appeals or Planning Commission if necessary. Based on the Ordinances, permit requests that do not conform to the Ordinances' requirements will not be approved, regardless of the hardship this places on the applicant.
- In general, non-residential structures and uses are reviewed by the Planning Commission and not administratively. Please contact this department for information regarding specific requests.
- For new construction on a pending parcel split, permits will not be issued without a proper Tax I.D. number assigned to the parcel.
- There is a six month period from the date that the zoning permit is approved until construction begins. Otherwise, the permit becomes invalid. Once construction is complete, the permit is good indefinitely.
